1. What is IDX?
Answer - IDX (Often Called Broker Reciprocity) is the ability to display all of the MLS listings on an agency's website with said agency's contact information on each listing. This gives buyers a portal into the mls through an agency's website. Now an agency can turn their website into a one-stop-shop for real estate because they have all of the mls listings on their website.

2. Is IDX Legal?
Answer - IDX has been approved by the National Association of Realtors (NAR) as means to advertise other agencies listings in an MLS board. Individual MLS boards may make individual policies and requirements governing IDX. As long as an IDX provider adheres to all MLS Board rules and regulations reguarding IDX, then IDX is legal. U.S. Cybertek, Inc. adheres to all MLS Boards reguarding rules and regulations pertaining to IDX.

3. Will my MLS Board allow IDX?
Answer - Over 90% of all MLS Boards have embraced IDX as a means of getting the MLS listings to more buyers online! Some MLS Boards are un-familiar with IDX policies and U.S. Cybertek, Inc. can work with an MLS board to help get IDX available to participating agencies.

4. My MLS Board has an IDX opt-in program. What does that mean?
Answer - When the MLS Board allowed IDX, none of the agencies listings were available in the IDX feed. Each agency has to opt-in to have their listings show up in the IDX feed. When an agency opts-in, their listings are added to the IDX feed. For a list of agencies that have opted-in, contact your local MLS Board.

5. My MLS Board has an IDX opt-out program. What does that mean?
Answer - Some Real Estate Agencies do not want their listings in the IDX. An Opt-Out program means that all listings from all agencies in an MLS board will be in the IDX unless an agency opts-out. When an agency opts-out, their listings are no longer available in the IDX feed. For a list of agencies that have opted-out, contact your local MLS Board.

6. Can you get all of our MLS listing pictures in the IDX?
Answer - U.S. Cybertek, Inc. will download and display all available data in the IDX feed. MLS Boards determine what data (i.e. Number of Pictures, Property Descriptions, Room Dimensions, etc.) is available in the IDX feed. For a current list of what is available in the IDX feed, contact your local MLS Board.

7. What information will be displayed in the IDX listings?
Answer - Generally speaking, U.S. Cybertek, Inc. is required to display the listing agency's name. Each MLS Board has different policies and regulations. Contact your MLS Board for up to date policies reguarding required information on IDX listings.

8. How can I get more information displayed in the IDX listings?
Answer - If there is information that is not currently in the IDX feed, MLS members may petition their MLS Board to include more information in the feed.

9. My MLS Board already supplies me with IDX. Why do I need your Solution?
Answer - U.S. Cybertek, Inc. uses a robust IDX solution that is very user friendly. Most MLS Board supplied IDX solutions are hard to navigate through, plus the search results are hard to interpret. U.S. Cybertek, Inc.'s IDX Solution keeps buyers coming back plus we can upload all of your listings to our State MultiList program!

10. If you build me a website, can I use my MLS Board's IDX link on it?
Answer - Yes! We charge $85.00 to integrate your MLS Board's IDX link on your website.

11. What are the specific benefits of having IDX on my website?
Answer - Having IDX on your website will ensure that once a user gets there, they stay there! Now you can have all of the MLS listings on your website as opposed to the 25-100+ that you have in your office currently. This also gives you a GREAT selling point with your sellers! Sellers will see that your real estate website has all of the tools needed to keep people coming back!

12. How much does it cost?
Answer - U.S. Cybertek, Inc. charges $200.00 to setup your IDX board and then charges quarterly based on which version you use. Our most popular version includes an upload to our State MultiList Traffic Generation Program. The cost for this "IDX w/Upload" is $55.00 per month. You can get our "IDX w/o Upload" for $35.00 per month.
